1. Can I actually own a condo as a foreigner?

 Yes. You can own 100% of the unit in your own name under the "Foreign Quota." It is a simple, legal process that provides you with a permanent title deed (Chanote). 

2. Do I need to spend more on furniture?

 Usually, no. Most of our properties come "Fully Decorated." This means the furniture, decor, and appliances are already included in the price so you can move in or rent it out immediately. 

3. Why should I choose "Off-Plan" instead of "Ready to Move In"?

 Price and Profit : Off-plan (under construction) properties are cheaper and offer better capital growth by the time they are finished. Ready-to-move-in units are better if you want immediate rental income or a home today. 

4. Can I get a bank loan in Thailand as a foreigner?

 The short answer is: Almost never. Local banks rarely lend to foreigners unless you have a work permit and a long Thai credit history. Most buyers pay in cash or use financing from their home country. 

5. Is AirBnB actually legal for my condo?

 It’s a grey area. Technically, rentals under 30 days require a hotel license. However, in major tourist zones (Phuket/Hua Hin), it is widely practiced and tolerated. If your goal is daily rentals, we recommend projects that are "Hotel Managed" to stay 100% legal. 

6. Does buying a condo give me a "Resident Visa"?

No. Buying property and getting a visa are two different things. While there are "Investment Visas" for purchases over 10 Million THB, most owners use an Elite Visa, Retirement Visa, or LTR (Thailand Long-Term Resident )Visa to stay long-term.

7. How hard is it to sell my property later?

 It’s not a "day trade." Real estate is a long-term play. Expect a resale to take 3 to 6 months depending on the market. Properties near BTS/MRT lines in Bangkok or beachfront in Phuket sell the fastest. 

8. Who looks after the unit while I’m away?

 The "Juristic Office" or a Property Manager. Every condo has a management team that handles security and common areas. For your specific unit (repairs, cleaning, finding tenants), we can connect you with professional property management services. 

9. What happens if I don't pay the maintenance fees?

 They will cut your water and electricity. More importantly, you cannot sell the unit later without a "Letter of Guarantee" from the building management stating that all fees are paid in full. 

10. Can I renovate or change the interior?

 Inside your walls, yes. You can change the floor, paint, and furniture. However, you cannot touch "Common Property," such as the balcony's appearance, the front door, or structural walls. Always check with the Juristic office before you start drilling.
